Airbnb makes it effortless to search and book and we’re with you every step of the way.

1.    Post your face

-       Sign up for Airbnb.com, it’s free!

-       Create a profile. Upload a photo of yourself and write a description to show off your unique personality.

-       Build your reputation by getting verified and hit up your friends for some recommendations.

2.    Find your place

-       Enter your destination and select dates, click “search”, and watch the prospects appear.

-       Refine your search using our advanced filters including price, property type, amenities, and more.

-       Choose your favorite listing and familiarize yourself with the reviews, profile, and photographs. Click the Contact Me button to ask the host any additional questions.

3.    Book your space

-       Submit a reservation request by clicking the “Book It” button and enter your payment details. Don’t worry, you won’t be charged until the host confirms your reservation.

-       Wait for confirmation from your host. They have 24 hours to accept or decline your request.

-       Airbnb will provide email addresses and phone numbers once the reservation has been confirmed. You can now contact your host directly to confirm trip details.

-       Rest assured that your payment is secure with us. Although payment has been collected in full your host will not receive the funds until 24 hours after you check in.

-       Review your host once you have checked out. Your voice is an essential part to building our trusted community.

 Airbnb allows people to list and showcase their space in just a few steps, and the best part is, it’s free!

1.     Prep Your Listing:  

-       Login to Airbnb, create a profile & upload a picture of yourself. 

-       Click, “list your space,” upload photos and complete your description. Since we encourage transparency, be sure to accurately depict your space.

-       Set additional guest pricing, security deposits, cleaning fees and more – our advanced pricing system allows flexibility for all your pricing needs.

-       Set your calendar availability – don’t let an out of date calendar decrease your search ranking!

2.    Get Your Space Booked:

-       Build your reputation by getting verified and hit up your friends for recommendations.

-       Answer messages from prospective guests as they arrive in your inbox using the onsite messaging system.  Manage them on the go by signing up for text message alerts & downloading the iPhone App.

-       Respond to reservation requests by accepting or declining them within the 24 hour window.  You will be notified via your dashboard, mobile alerts, or email.

3.    After You’ve Accepted:

-       Airbnb will provide email addresses and phone numbers for both parties once the reservation has been confirmed. You can now contact your guest directly to discuss additional trip details.

-       Setup payment method for how you would like to be paid. Remittance will be released 24 hours after the guest checks in.

-       Review your guest once they have checked out. Your voice is an essential part of building our trusted community!

 

How to Increase Your Bookings

-       Reply to every message promptly. Your response rate depends on it and so do those waiting to hear back from you.

-       Increase your search ranking by accepting or declining each reservation request, as rankings are determined by activity.

-       Sign up for our standby notifications to alert you when travelers need last minute accommodations.

-       Use our autopost feature to list your space directly to craigslist and gumtree.

-       Ensure our emails reach you (we work hard on them!) so setup your email to accept messages from automated@airbnb.com.   

 

The Downside of NOT Updating Your Calendar (It’s super important).

-       You will receive a flood of inquiries for unavailable dates.

-       Your response rate will decrease.

-       Search ranking on the site may be lowered.

-       Potential bookings can slip through the cracks.

-       Airbnb may automatically suspend your listing based on activity level and you will be turned off.

Response Rates & Rankings Are Your Friends

When it comes to numbers, there are some we can never expect to really comprehend (Avagadro’s, how many stars there are in the universe), but we hope to demystify some of the ones peppered on Airbnb, enabling you to control and use these to your great advantage.

Response Rate

This handy percentage is located on your profile page, sharing with the world how quickly a host respond to messages. It’s easy to keep it up – simply respond to any and all inquiries that come your way. If you don’t have one yet, don’t worry, it will kick in once you’ve been reached out to regularly. Guests tell us that they prefer messaging with hosts with higher response rates because it indicates a certain level of activity on the site – making them feel secure about booking . So make it a habit to check those inboxes!

Search Ranking

All of our hosts have a “ranking” which determines where their property shows up in search results. This ultimately affects how many people see the listing, and as you know, more exposure means more bookings. We encourage you to increase this number by completing your profile, accepting reservations promptly and offering a competitive price. Your ranking can also be negatively affected by declining and canceling reservations, so prevent this by keeping your calendar up to date. (You can find your ranking by logging in > clicking hosting > promote).

The Airbnb Guide to Booking Like a Pro

Staying at a new place can be a wonderful, eye-opening experience, and to ensure that their are no unsavory surprises we encourage our guests to take a few extra steps before clicking that “Book It” button. Follow along as we help you navigate the various features on property listings, get the scoop on hosts through their profiles and reviews, and show you how to contact them using the Airbnb messaging system. 

Description 

The description section tells you about all the place and host. Here you can find all the fun details about what the space looks like, read about the surrounding area, and get to know your host. Be sure to read it thoroughly, as a host will sometimes put in crucial information for bookings.

House Rules

Everyone has them! Whether it means taking off your shoes before entering, how check-in is going to work, or any other rules that your host will want you to know – if you book – we will expect you to have read these and uphold them.

Details

This section is important not only because it clarifies the exact space you will be staying in, but it also states the cancellation policy. Hosts have four different policies to choose from. Depending on how much flexibility you need, this is something to pay close attention to when booking as Airbnb enforces this policy for all our hosts.

Reviews & Friends

The community loves to share their experiences, so be sure to check out the reviews that previous travelers have written. You can also check to see if your host has friend connections, which is just another way that you can see how they are connected to the community.

Amenities:

This is the perfect place to check in on those details that will make your experience complete. Need wireless internet? Prefer a washer/dryer? How about handicap accessible? This is the place you’ll want to look!

Response Rate:

This is an indicator of how responsive your host is on Airbnb. We suggest messaging with hosts with higher response rates for a better chance at confirming a reservation.

How To Cancel A Reservation

In the event that your travel plans fall through and you have to cancel an upcoming reservation, you can do so from your Airbnb account. Simply log in to your account, click on “Traveling” from your dashboard, and click on “Upcoming Trips”.

Then, under your accepted reservation, click on “Cancel Reservation”. Please be sure to review your host’s cancellation policy prior to canceling! You will be refunded in accordance with this policy. A reservation is successfully canceled when you receive a cancellation confirmation e-mail from Airbnb. If you do not receive this e-mail, or if you and the host agree to other arrangements regarding the cancellation, please contact Airbnb customer support at support@airbnb.com.

How To Make A Special Offer

In the event that a host and traveler have negotiated a different price than what is advertised on the listing page, a host can make the guest a Special Offer via the messaging system on the site. To do so, open the message thread with the traveler and click on the drop-down that says "click for other actions", which is located below the blank message box. From the drop-down, select "Make Special Offer".

In the Special Offer field that then appears, specify which property is being offered, the start date of the guest's stay, the number of nights and number of guests, and the total cost of the entire reservation. Don't forget, the total cost should be the price for the entire stay, not the price per night. Once these fields have been filled out, a short message can be included if need. After these fields have been completed, click on "Post Response".

The Special Offer has now been made. For this offered price to be processed in the reservation, the guest must book by clicking on "Book Using Special Offer", which appears at the bottom of the Special Offer message.

If the guest books the Special Offer within 24 hours after it has been offered, the reservation will immediately be processed as accepted. If more than a 24 hour time period has elapsed, the host will receive a reservation request, which then needs to be accepted or denied.

Special Offers are also effective if you would like to include a cleaning fee in the total price of a reservation, which is in addition to the price per night.

How to Travel on Standby

Looking for last minute accommodations? Standby is the way to go! By submitting a Standby request through the site, hosts in the area will be alerted of your request and will be able to send you messages with offers to stay with them. If your trip is within 5 days, you're eligible to sign up for this feature. After doing a search for the dates of your stay, click on the link "Do you need a place pronto?" at the top of the search results.

You will then be directed to the Standby form, which you can fill out with your travel information and submit.

After you have submitted the request, you're all set! Don't forget to check your Airbnb inbox for offers from hosts!

Presenting… The Standby Feature (for hosts)!

As a host on Airbnb, you can sign up to receive Standby alerts, which notify you when a traveler is looking for last minute accommodations in your area.  This is a perfect way to fill any last minute availability that you may have!  When you receive a Standby alert, you're then able to send the traveler a message with an offer to book with you.  To sign up for these alerts, click on "Hosting" from your dashboard and then click on the sub-link "Standby Guests":

Once on this page, check the box "Alert me when new standbys are added to the site" and select the form of notification.  Also select from the drop-down menu the city for which you would like to receive the alert.

And voila, you have signed up for Standby!

Once you're receiving Standby alerts, you can view the travelers on Standby by clicking on the "Standby" link, which is under "Host Quick Links" on your dashboard.

To reach out to one of these travelers, click on "Make Offer" or "Send Message" next to the travelers' Standby request.

Our list of countries is growing! There are now rooms available in 77 countries internationally. This means the amount of languages our users speak is growing, too. You can now update your profile to indicate the languages you speak. Travelers can search by those languages, so they connect with you in their native tongue.
 
Go to “Edit Profile” from you account, and select “Languages” to add them.
 
On search results, use the filter “Speak” to select the language of the property owner.

New Host Features: Scheduling & Pricing

As a host on Airbnb, we want to make renting your property a simple process. We aggregated feedback from hosts, and turned the most common requests into new features. I’d like to explain each one, then show you in detail how to use it. If you have any questions along the way, please drop us a line at support@airbnb.com. We’re listening.

I. Calendar

The new calendar is easier than ever to update with availability and pricing. You can quickly turn dates off should they become unavailable. When dates are turned off, guests will not be able to reserve the listing for those specific dates.

To start, login to your account. Once at your inbox, click on Calendar from the left navigation. This will bring you to your calendar.

Let’s walk through the interface. The top left contains a drop down menu allowing you to select through multiple properties (if you have 2+). Click the drop down to select which property to edit. To the right of the menu is a link to “View Listing”. This will open your listing in a new window.

On the right hand corner is a on/off switch. Simply click to toggle the status on and off. When your listing is on, it shows up in search results. When it is off, the listing is saved to your account and can be fully edited, but does not show up in search results. Turn a listing off when you want to temporarily remove it from search results.

On the actual calendar, you’ll see the month and year. You can scroll forward and backward on the calendar by clicking the grey arrows on the left and right side of the screen. 

Dates from the past are a light grey. Today and future dates are darker and have a heavier outline. Within the dates you’ll see either a green or red bar. This indicates a listing’s availability. Green means someone can book the property. Red means the property is unavailable. 

How do I turn certain dates off? Click one time on the first day. Move your mouse to the last day, and click again. As you move the mouse, you should see the selected squares get darker. When you click on the last day, a pop up will appear. 
Inside the pop-up you will see the date range selected. A drop down menu next to Available allows you to say “yes” or “no”. Change the dropdown to your desired status. To save the changes, click “Submit“.

II. Variable Pricing

We heard you loud and clear – prices can change throughout the year, depending on season, events, and other factors. You now have the ability to set custom prices for specific dates throughout the year. Change a month, a week, a weekend, or even one night. 

The price field lives in the same pop-up you use to change availability. Click once on the first day. Mouse over the last day you want to edit, then click once again. Change the Price night ($) in the open field. Click “Submit” to save your changes. 

III. Per person pricing

To start, login to your account. Once at your inbox, click on My Listings from the left navigation. This will bring you to your listings. Find the one you want to update, and click “edit”.

Under the section titled Money, you’ll see an option labeled What if multiple guests?. There are four options to choose: 

1. Flat rate
This means your price stays the same regardless of how many travelers are coming. 
Example: Your listing is $50/night. One guest will book at $50/night. Two guests traveling together will book at $50/night.

2. Per person
This means your listing price is per each traveler. 
Example: Your listing is $50/night. One guest will book at $50/night. Two guests traveling together will book at $100/night ($50+$50). Three guests will book at $150/night ($50+$50+$50).

3. +25%
Each traveler adds 25% to your base price. 
Example: Your listing is $50/night. One guest will book at $50/night. Two guests traveling together will book at $63/night ($50+$13). 

4. +50%
Each additional traveler adds 50% to your base price. 
Example: Your listing is $50/night. One guest will book at $50/night. Two guests traveling together will book at $75/night ($50+$25). 

Make your selection, and press the Save button. Your changes will go live to the site, viewable under the Details section of your listing page. When a guest goes to book, your listing will dynamically update to display the correct price for the total number of travelers.

IV. Minimum nights

Have a certain minimum travelers must book to stay at your property? You can now set the number from 1-30. Guests will not be able to book your listing if their trip is less than the minimum you set. 

To start, login to your account. Once at your inbox, click on My Listings from the left navigation. This will bring you to your listings. Find the one you want to update, and click “edit”. Under the section titled Money, you’ll see an option labeled Minimum Nights. Click on the drop down menu and select the minimum number. 

Click the Save button and your changes will go live to the site. The minimum nights is viewable under the Details section of your listing page.
